Step By Step Through The Home Buying Process

From looking to closing and everything in between the home buying process The Buyer's Agent way. ALWAYS on the buyer's side, 100% of the time!

Consulting

First we will introduce you to the different types of relationships that can exist between consumers and real estate agents (or brokers) under Alabama law. That's important because revealing confidential information about your finances and intentions can cost you big money if the information gets in the hands of the seller or the seller's agent. We will also show you the advantages of the exclusive buyer agency employment agreement...how it requires the agent to work in your best interest...not the sellers.

Then we will help you to become pre-qualified or pre-approved for the financing you will need to buy the house you are looking for. Being pre-qualified or pre-approved puts you in a much stronger negotiating position when it comes time to make an offer.

Searching

When you start looking at houses we will see to it that you see all of the houses on the market that meet your requirements...not just the four or five that most seller's agents are trained to show you...15 or 20 or even more are not unusual at our firm. The best way to find a house that you will be happy with it is to look at as many as possible, eliminate the ones you don't like, and come up with a list of two of three that you would be happy with. We assume that every house on the market is overpriced. Our job is to determine "how much".

Evaluating

When you have settled on a target property (or several) we will begin researching the history and analyzing the value of that house. The history of the property will tell you things like how much the owner paid and when and if there have been any major repairs done on the house. You will learn what comparable houses in the same neighborhood have sold for during the last six months to a year. We can then advise you as to whether the asking price is reasonable and what would be a good first offer.

Negotiating

Our experience and the information developed from our research are the two most important factors in negotiating a good price for you on the purchase of the house you want. It is a truism of the real estate business that you make, or lose, money on a house when you buy it...not when you sell it!

Closing

After you and the seller agree on a price and terms it's time to go shopping for a mortgage and homeowner's insurance. We will poll the most competitive vendors and ask them to quote their best rates. You, of course, will have the final word as to who gets your business, and we will never take a referral fee from any vendor.

This is also the time to have a home inspection done and take care of any other contingencies you or the seller asked for in the contract.
